Roof Warranty Coverage, Explained

A roof is a big investment. The warranty is what stands behind it, and most homeowners never learn what theirs actually covers until they need it.

Here is how roof warranties work, what typically voids them, and the questions worth asking before you sign any roofing contract, ours included.

THE BASICS

Every New Roof Carries Two Separate Warranties

They cover different failures, come from different parties, and one is only as good as the company standing behind it.

The Manufacturer Warranty

Comes from the company that made the materials, and covers manufacturing defects, shingles that fail earlier than the product was built to. It does not cover installation mistakes, storm damage, or wear from poor ventilation.

Length and strength vary by product line and tier. Many base warranties prorate over time, full coverage early, declining value later. Registration is often required to get the full term.

The Workmanship Warranty

Comes from the roofing company, and covers installation errors, bad flashing, misplaced fasteners, leaks caused by how the roof was put on rather than what it was made of. Most real-world roof failures in the first years are installation failures, which makes this the warranty that matters most day to day.

Its value depends entirely on the company still existing and honoring it. A long workmanship warranty from a contractor who disappears after storm season is worth nothing.

Enhanced and system warranties

Manufacturers offer upgraded tiers that extend coverage and can add workmanship protection, but they typically require a complete system of matched components installed by a contractor the manufacturer has certified. This is one reason the cheapest bid and the best-covered roof are rarely the same roof.

READ THE FINE PRINT

What Commonly Voids or Limits Roof Warranties

Most voided warranties are not bad luck, they trace back to decisions made during or after installation. These are the usual culprits in warranty fine print.

None of this is unique to any one manufacturer, and exact terms vary by product, always read the actual document for your roof.

01

Poor attic ventilation. The most common exclusion that surprises Houston homeowners, heat buildup cooks shingles from below, and manufacturers can deny claims on badly ventilated roofs.

02

Installing over an old roof. Overlays can limit or void coverage because the decking was never inspected. It is part of why tear-off is generally better practice on a roof replacement in Houston.

03

Mixed or incomplete systems. Pairing one brand's shingles with another's underlayment can drop you from an enhanced warranty to a basic one.

04

Unqualified repairs and add-ons. A satellite dish bolted through shingles, a pressure-washed roof, or a patch job by an unlicensed handyman can each void coverage on the affected area or the whole roof.

05

Missed registration or transfer windows. Enhanced coverage often requires registration after installation, and transfers to a new homeowner usually have a deadline and conditions.

BEFORE YOU SIGN

Five Questions to Ask Any Roofer About Warranty

Ask these of every bid you collect, including ours. A contractor who answers them in writing is telling you something; one who dodges them is telling you more.

  1. 1

How long is your workmanship warranty, and what exactly does it cover?

  2. 2

Which manufacturer warranty tier does this bid qualify for, base or enhanced?

  3. 3

Are you certified by the manufacturer to offer that tier?

  4. 4

Who registers the warranty, and do I get the documents when the job closes?

  5. 5

Is the warranty transferable if I sell the house, and what does the transfer require?

FAQ

Roof Warranty Questions, Answered

How long does a roof warranty last?+

It depends on which warranty and which product. Manufacturer terms vary widely by product line and tier, and many prorate over time. Workmanship terms are set by the contractor. Ask for both numbers in writing on any bid.

Does a roof warranty cover storm damage?+

Generally no. Warranties cover defects and installation errors; storm damage is what homeowners insurance addresses. Wind coverage on shingles exists but is limited to rated wind speeds and specific failure modes. After a Houston storm, your insurance policy is usually the relevant document, not the warranty.

What is the difference between a manufacturer and workmanship warranty?+

The manufacturer warranty covers the materials, defects in the shingles themselves. The workmanship warranty covers the installation, errors in how the roof was put on. Most early roof failures are installation-related, so the workmanship warranty and the company behind it deserve at least as much scrutiny as the shingle brand.

Is a roof warranty transferable when I sell my house?+

Often once, within a deadline, and sometimes with a fee or reduced coverage for the new owner. A transferable warranty is a genuine selling point on a Houston home, keep the documents and check the transfer window before listing.

Can a repair void my existing warranty?+

It can, if done improperly or by an unqualified installer. Before any repair on a roof under warranty, check what the warranty requires, some specify certified contractors or approved materials for repairs to keep coverage intact.

Do warranties cost extra?+

Base coverage comes with the products and installation. Enhanced tiers usually require specific system components and certified installation, which affects the project price rather than being a separate line item. You can see how those choices move your number in the configurator, and how they fit the budget on roof financing in Houston.

Which materials carry the strongest warranties?+

Generally, higher product tiers carry longer and less-prorated coverage, architectural over three-tab, and premium lines over base lines. Compare the options in roofing materials with warranty tier as one of your criteria.

What should I do if I think I have a warranty claim?+

Document the issue with photos, find your warranty registration, and contact the installing contractor first, they can determine whether it is a workmanship issue they fix directly or a product defect that goes to the manufacturer. Avoid DIY fixes in the meantime; they can complicate the claim.

Warranty is one piece of the decision. For the full picture, start with roof replacement in Houston or the roof cost guide.
